Fashion Friday: If this, then that

Have you heard of IFTTT? It's an internet (and app) that allows you to create personal recipes that link your social media outlets together. Read their information page to understand better, but basically you can have messages sent to you when someone tags you in Instagram or have a document sent to your Dropbox files when a friend "shares" them on Facebook. I have not personally used it, and doubt that I will at this point in time, but I've heard it does a great job of streamlining your social media so you don't have to log on to 17 accounts everyday!

The concept behind IFTTT gave me an idea for Fashion Friday. It will operate sort of like the "Amazon buyers also bought..." feature by suggesting items you may enjoy based on your interests. More specifically, if you really love a blazer you saw on Banana Republic but cannot afford it (because, really, who can?) I will find you options around the web or in-person based on that item. It will not always be an exact replacement, but maybe a different take on the item. For example, if you show me a color-blocked Coach purse it is unlikely I will find a suitable replica, but I might find another color-blocked purse equally awesome.

Here is this week's If this, then that
I have had my eye on these Viv flats from J.Crew for a long time. Metallic silver, pointed toe, comfortable to walk in. All major selling points. The price? Not so much.
Today, at Goodwill (of all places) I found these flats:
Similar, no?
Metallic silver, pointed toe, only slightly less comfortable.
And the price? $2.99

Of course, they aren't in perfect condition and they are unlikely to last as long, but I can always justify a three dollar price tag versus a $200 one.

If you have an If this, then that you would like me to do, then email me at:
melcandersen{at}gmail{dot}com
Include a link to the item and what you love about the item, so I can do suitable research.

Have a great Friday, folks!

Time

August is almost over. Again.

Four years ago, I started dating the man that is now my wonderful husband. Three years ago, I was starting law school and preparing to say goodbye to Al as he left for Iraq. Two years ago, I was a month from Al's return to the states and would soon after be engaged. Last year, I was leaving Ft. Bliss, TX to return to Minnesota and finish my last year of law school.

August has always been a turning point for me. It has always commemorated big changes: school, travel, work and the beginning of fall! This year, as August comes to an end, I find myself reflective. I am starting a new job and we are weeks from closing on our first home. Once again, August marks big change in my life and I am grateful.

I am grateful that, as time ticks by - as seasons change and years pass - I am blessed with a great life. Sometimes I wish I could speed things up, to get through something difficult or to fast-forward to a special day. Other times, I want to slam the brakes and slow life down a bit. I want to stop an enjoy the moment.

That is how I feel right now. I want to step outside and breath in the crisp, mountain air. I want to hug my husband and just be still. For a moment. For a couple moments. Alas, time has a funny way of moving along no matter what. August will always come and go. I can only hope that each August milestone is as good as this one!

It's Almost Fall: A Giveaway

Doesn't everyone love fall? It is, most definitely, my favorite time of year. I can rattle off a list of all the things I love about this season, with Pumpkin Spice Lattes from Starbucks close to the top. And the fact that nights are crisp enough to sleep with the windows open and tangle up with my husband and a warm blanket to keep warm! One of my other favorite things about the summer-to-autumn transition is pulling all my boots out of storage and dreaming up new ways of layering my favorite scarves and cardigans.

I also really enjoy the colors that come out during fall. Not just the natural reds, oranges, yellows of the leaves turning, but also the jewel tones of makeup and clothing, and the bronzed tones of just about everything else.

Last week, I hinted that I was thinking about a fall-themed giveaway simply to show that I am welcoming the season with open arms and offering it a hot cup of tea and a seat in front of my fireplace! Well, many of you agreed, as evident from the --- likes on my Facebook page.

Cutting Down on Time in the Closet

Do you ever feel like you have this problem? I certainly do. Admittedly, it's a self-induced problem, if it's even a problem at all. The sentiment stems from the idea that when one has too many choices, it is often difficult to make a decision. When one has too many clothes, it is an epic battle every morning to find that perfect outfit for today's events in the massive closet abyss.

Over the years, I developed a method to help cut down on the time I spend staring at my closet complaining that I have nothing to wear. For one, it's an unattractive quality to complain about what is actually a blessing. Two, there is no reason to make my mornings any more unbearable than they already are. Three, it annoys my husband who, in turn, threatens to throw it all away and leave no question as to what I will wear that day.

Today, I am going to share my strategy with you. It's not rocket science and it might not work for everyone, but I have found that a few simple steps can take that large closet and make it much less daunting.

1. Toss out what no longer belongs.
This will be the hardest part of the process. At least it was for me because I don't like parting with my clothes. It is, however, the most crucial step.

First, you want to purge all the items that are torn, stained, or ill-fitting. Try things on, even if you think you know how they look. Inspect the armpits and neckline for stains and make sure items have all their buttons and zippers. If you are handy with a sewing machine, set the mendable items aside but only if you know you will fix them within a month. If not, toss them.

If you are hanging on to clothing because you want to fit into them again (post-baby or weight loss) you can store them rather than get rid of them. Be realistic with what you keep, put them together in a linen box or plastic container, label it and put it on the top shelf or in the back corner on the floor.

Second, pull anything you have not worn in the past year. With the exception of formal dresses and other key pieces, you should not hang on to any item that you have not worn. If you didn't wear it last year, you are unlikely to wear it in the next - probably because it tugs funny or you don't feel good in it or it was a gift. Those are all reasons you should get rid of it.

This is a great opportunity to build up some karma (and tax deduction points) by bringing it to a thrift store. It also allows you to take stock of your closet and what items you might need to replace (a new, crisp, white shirt or a great pair of grey slacks.)

Finally, this is also a good time to pull any seasonal items. If you have the space, you should store winter items away in a garage or storage closet, labelled for easy access. Then switch them out with the summer items as necessary. Obviously many items are great for layering and even skirts can be winterized with a great pair of tights. But thick sweaters, bikinis, and shorts are easily designated as seasonal and can be stored accordingly.

2. Keep it clutter free!
Once you have gotten rid of all those items, the next step is to organize the remaining items so that you can easily access them. For example, I organize my clothing my category (blazers, skirts, tops, etc...) and within that I organize by color. That way, when I go to pick out my clothes, I can easily pull out whatever I need.

The other part of this step is to organize your jewelry, belts, scarves, shoes and other accessories. Most often, the hardest part of picking my outfit is coordinating the accessories I wear with it. So having a great set of baskets, bins, and other containers helps to keep these items within reach.

You can see my full closet organization here. Check out my Pinterest for more great closet organization ideas!

3. Plan outfits in advance
I have found that the best way to cut down on my morning getting dressed panic is to plan out my outfits in advance. This is especially helpful on weeks when you have specific events planned - like a dinner with friends or a business meeting.

When I am particularly busy, I will pull up my calendar while looking at my closet. I use this to focus myself to sections or pieces in the closet that will work for each day's events. I keep a row of hooks on my closet wall and hang up each outfit in order. I usually only do two or three days at a time to account for schedule or weather changes, but sometimes I will pull one additional outfit as back-up.

Let's face it, sometimes a gal's mood changes and  I just don't want to wear a dress that day!

4. Realize that you are beautiful no matter what you wear!
Seriously. In the grand scheme of things the outfit is only as good as your attitude anyway. If you feel pretty or confident or powerful or whatever you need to be that particular day, then you will look pretty or confident or powerful. A smile, a little lipgloss, and a lot of confidence will save any bad-outfit-day you may have. So, if all else fails, look in the mirror and tell yourself you're awesome and no one will notice your skirt!

Busy is Better

I spent Monday and Tuesday in Denver taking the classes required for my life and health insurance licenses. It was two very long and very intense days of material to prepare me for the license exam next Saturday. This is the first big step out of the unpaid associate phase that I am in right now and onto the part where I start my business and start making money.

I also had an interview at a gymnastics gym for a part-time coaching gig. I actually coached for many years in college and when I decided to get a job to supplement my income, figured that would be a good route to go. It pays well and I really enjoy the sport and working with kids! I have a follow up meeting next Monday and should know then if I will join their coaching staff.

We had our home inspection yesterday. All the major things - roof, heater, central air, gas fireplace - are all in great shape. As we suspected, the work is merely aesthetic and we are just thrilled about that. We are excited to get through the last few steps (mostly with our lender) and close on the home. If everything goes as planned, that could be as early as THREE WEEKS from now!

After my post last week, about feeling lazy, I am glad I had a full calendar. For some reason I just feel better when I'm busy. I don't see my schedule slowing down anytime soon and that is just fine with me!

Show & Tell Monday: My Home Decorating Binder

Today, I am participating in Show & Tell Monday with From Mrs. to Momma.

It's pretty standard: answer the questions, link up, and meet new people!
It just so happened that the questions this week focused around a topic that is very significant in my life right now - homebuying!

1. If you are searching for a home, tell me what is on your "MUST" list?
As I previously announced, we are not only searching, but recently found a new home. On our list when we started looking was: 3 bedroom, 2 bath, good outdoor space, 2-car garage, room for us to do work and grow into it. We got all that and more!

2. Show me your favorite room in a home. (Your home or any home)
My favorite

3. If you could have any room redone, which one and how would you like it done?
Call me crazy, but I don't mind a simple kitchen and low-maintenance bathrooms. As long as I have a massive closet and enough space to comfortably live, I'm not too picky. That's not to say that I don't have a decorating style, or that I don't want top revamp my entire home, but the only room that is vital to me is my office. I do some work from home, and plan on doing even more in future years, so I need a great, organized, inspiring, workspace. Something like this:

Or this:

4. Tell me what your favorite stores are to shop for home decor?
My number one place to shop is garage sales, thrift shops, and auctions. I love finding older pieces and transforming them AND getting amazing deals. This doesn't work all the time and you definitely need to splurge and good kitchen stuff and other decor. For those items I like to shop at: Home Goods, BB&B, and Target. For a splurge, I'll stop at Pottery Barn, Pier 1, and Macy's.

5. Show me your dream home.
Last weekend, we did the Parade of Homes tour but most of them are over-the-top (seriously, even if I was a ka-jillion-aire, I wouldn't buy a 10,000 sq. ft. home!!). In fact, as much as a big, extravagant home is fun to think about, it's really not our "dream." I'm not sure I know what my dream home looks like, but I am excited to find out while we remodel the home we just purchased!

Since we're on the topic of the house, I wanted to share with you the inspiration/decorating binder that I put together last weekend. It's nothing special, but it's a great way to organize all the magazine photos, paint swatches, coupons and such that I've collected since this journey started.
The white tabs represent the various rooms in the home and the colored tabs are for:
1. Color/Pattern Inspo.  2. Coupons/Giveaways/StoreAds  3. Decor Ideas  4. DIY Projects
I use white labels and black sharpie to make notes on the pages. Why it inspires me, how much it would cost to make, a particular piece of furniture or color that I loved...and so on!

{Here's a secret: if you link up, you get a chance to win an Erin Condren planner!}

Lounging or Lazy?

Lately, I have had a problem. I am spending a lot of time sitting around my house doing nothing. Arguably, I am actually doing a lot: work, blogging, Pinteresting ideas for the new house (which is important, despite what my husband says!), and other computer related things. I always make sure to clean up the kitchen, make the bed, and tidy up around the house. If errands need doing, I do them. The problem is that my new job only gets me out of the house one day per week in order to meet my boss at the office and go over my progress. I will try to schedule another set of appointments on a second day so I am forced out of the house then too. Other than that, I'm inside doing various things and it isn't until Al comes home after work that I realize I've been pent up all day with no human interaction.  Which means I'm obnoxious and drive him crazy!

Then, this week, he made a few comments along the lines of: "so what did you do today?" and "why didn't you get X done?" He's not trying to be rude, and he knows that I am actually getting something done throughout the day, but they tend to be things he can't see. That bothers him. He wants tangible, visible progress. He wants more concrete completion of projects.

I get that. I really do. But sometimes it's nice to sit on the couch with my computer and plug through spreadsheets, organization binders and work projects. On the other hand, I completely hate the feeling of laziness that comes after two days of doing that. And I certainly don't want Al to think that I'm being a bum - ever.

We are canceling our cable on Monday (I begged him to wait until after Army Wives on Sunday!) We are a month from moving and are going to be doing a lot of packing and finishing paperwork on the home. I have a life insurance class next week and things will start to ramp up with work once I take that exam. Finally, I have a job interview Monday night to coach gymnastics a couple of nights per week.

I think things are, finally, starting to fill up the calendar and feel like a "normal" routine. That should get me out of the house, doing things Al can actually see (such as a little extra paycheck), and it will get some human interaction so I am a more bearable person in the evenings! I'm definitely ready to stop lounging around (or being lazy, whatever you want to call it) and start embracing a full calendar and diverse batch of activities!

What I've been up to (besides blogging)

I really did not intend the week-long break from blogging. In fact, I sat at my computer 4 different times this week to write posts and none of them were ever completed. I think I felt bad every time I sat down to blog when there is so much to do for my job, the house, and the move.

Today, I am doing a photo dump to show you all the things I've been up to that are not blogging. Maybe then you can forgive me? Please?

1. House Planning:
Stay tuned Monday for a peek inside my design planning binder!

2. Parade of Homes
Lots of beautiful homes with helpful ideas:
Obsession: mirrored side tables and grey/dark palette
Great neutrals, center section is built-in medicine cabinet!
More great floor and tile options. My loves: subway tile back splash, travertine floor, big, usable islands!

3. Online shopping
My new cherry blossom top and gold polish from Julep
(Go here to get your own Julep Maven box!)
New jewelry from InPink - Bought with gift card I won on The Frugalista Diaries

4. Studying for my Insurance License
Looks fun, huh?

I don't normally post on Sundays, but something has been on my mind that I thought I would share with you tomorrow! Have a great weekend!

What am I going to do with FOUR bathrooms?

Yesterday I promised I would share photos and specs of the home we are currently under contract to buy. So, here goes...
6979 Reunion Cir, Fountain, CO 80817
**All photos pulled from the Zillow listing - Not my photos!

The house is 2200 sq. ft. It backs up to a quiet park and is in a great, older neighborhood. Four bedrooms. Four (technically 3.5) bathrooms.

The main level has the living room (with fireplace):
6979 Reunion Cir, Fountain, CO 80817
The dining room, the half-bath, and the eat-in kitchen, which walks out to the deck:
6979 Reunion Cir, Fountain, CO 80817
Upstairs is the master, with en suite bath (and a walk-in I can spin around in!!!):
6979 Reunion Cir, Fountain, CO 80817
6979 Reunion Cir, Fountain, CO 80817
And two more bedrooms, one bathroom.
The downstairs is mostly open, with one more bed and bath and another walk-out to the yard.
6979 Reunion Cir, Fountain, CO 80817

The house needs some work:
Indoor and outdoor paint
Carpets need to be pulled, replaced, or exchanged for hardwood
Appliances in the kitchen
Blinds and window coverings throughout

But we knew the house would need work when we bought it. We knew we would be getting our hands dirty. We are okay with that - Al is downright ecstatic.
Ultimately, we got an amazing deal on a home that is valued well above the accepted bid. Our mortgage (taxes and insurance included) will be LESS THAN WE WERE PAYING IN RENT! As a result, we have room to make those changes, slowly and increase the value of the home even more!

Now, my only concern is how big the house is. Seriously, what the heck am I going to do with four bathrooms!?

We bought a house...Almost

I debated posting this, because it's not final yet and I thought that by putting my excitement in the the universe, I'd somehow be jinxing it. But let's be real...My excitement is plenty obvious and, well, I don't really believe that things can be "jinxed." Not really, anyway.

I have hinted a few times at the fact that we had contracted to buy a home, but let me back up the story a little bit...

Our current lease is up in September, so we had already placed a deposit on a nice, little two-bedroom apartment back in June. We liked that it was a definite upgrade (the extra room, a fireplace, laundry in unit) and the rent didn't increase much from our current place. Especially once we received that "we're raising your rent letter." At first, I was satisfied with the new apartment, happy with the upgrades (definitely happy with the in-unit laundry) and glad we weren't going to break the bank doing it. Panic set in (admittedly, at least partially induced by bar exam stress) when I realized how little storage we had and that we were actually down-sizing space-wise. I let it go, knowing we needed to be frugal with our money and focus on paying down my school loans.

One day Al comes to me and says "we should really think about buying instead of renting again." He told me that he crunched the numbers and thought we could afford it, but at the very least, we should look into it.

Saturday, the next day, we dropped into the Re/Max on our way home from the grocery store. We met with a realtor and she printed off some home listings that fit with our needs and budget. We narrowed down the list and the following Monday toured our top-10 homes. The last home we looked at, shortly after 8pm, caught our eye. We returned on Tuesday to get a daytime view and placed an bid that evening. By 10am, our hid was accepted and we started the banking and contract process.

The whole thing happened in less than 4 days. So fast.

It's not that easy, of course. We have to work around a few issues with the VA loan and the HUD rules for the home sale. Our realtor is spectacular and our lender has busted his butt for us from minute one. We have an excellent team working with us to see the whole thing through and we are very excited. Al is certain we will get the house and that these are just hoops to jump through. I am more cautious, although, I tend to be overly careful when buying such an expensive thing!

Tomorrow, I will try to get some pictures up and share with you the actual house details. Are you excited? I sure am!

Goal-Oriented

I have always been a list-maker and written out my goals for various projects and for my life in general. Normally being asked to do exactly that would cause me to run quickly to my desk, grab my different colored markers and some post-its and create an elaborate and painfully organized chart of said goals. So why, when I was asked to write out my career goals on my first day of my new job, am I completely stumped?

It could be the fact that immediately on the heels of taking the bar exam, I am preparing to enter the world of finance which, in case you didn't know, is neither the same as practicing law, nor something I expected to embark upon. It could be that this new career path, while delightfully challenging and positively terrifying (in mostly good ways) has my stomach all knotted up. I could be awful at this. I could totally embarrass myself. I could even...fail. gasp!

I will probably do just fine, and I fully expect to meet this challenge head on and come out a winner. These thoughts, nonetheless are hindering my normal goal-making capabilities. I just don't know where to start. What kind of salary is reasonable to expect my first month? How many clients should I have by Christmas? And the worst...How do you plan to grow your business? Uh, I am still learning what the business is, let alone how to grow it.

I do know a few things. I can realistically say that I want to be crazy-successful, I want to make a comfortable living, and I don't want any job that I can't balance with having a family in the near future. I can also say that I know what my minimum is - meaning how little I can make before I'm starving and the student loan police come knocking down my door.

So, I guess I do know, at least, where to start. From there, I'll see what happens. I suppose, "do nothing, be awesome, and get rich" isn't an appropriate goal, huh?

12 in 2012: Month in Review

This month was relatively unproductive since I was focused on the bar exam for the larger portion of it. That said, I need to keep up on my reflections so I know what areas to work on for the month of August (which is already 5 days in...Oops!)

1. Speak up.
This was fine. In fact, I don't think this needs to be an ongoing goal at this point. Once I figured out how to balance and only commit myself to things I really want to be a part (and have time for) it has been easy to keep up on the goal.

2. Spend less.
I did great on my budget in July, so much so that I was able to spend a little money last week on a couple great work pieces from Kohls. I got: a colorblock shift dress, a floral shift dress, a khaki pencil skirt (replacing an older, worn version in my closet) and a pretty necklace. I also stopped at a few garage sales and found another 3 pieces of jewlery. The whole day cost $90!

3. Spread the Love.
Nope. Time to fix that...

4. Snap it.
Keeping up on my album on Facebook was difficult this month because, well, pictures of the same books for three weeks is not very enthralling. And I didn't really do much else.

5. Spice it Up.
Al and I have been doing a great job with creating a meal plan each month and trying new recipes throughout. Last month, we tried Spinach & Pepperjack Stuffed Chicken, among others.

6. Sweat.
I kept up with Al for over two straight weeks on a hard-core training workout. Then I took a week off for the bar exam and I just haven't gotten back into it. Al has been nursing a minor injury and reserving his energy for PT and work. It is difficult for me to organize and discipline myself through a workout without him to help! But really, those are all excuses - time to change that!!

7. Stamp It.
This will still happen, but since we have recently made some big purchases (ahem, a house!) we are putting off any unnecessary purchases until we've got our new budget settled.

8. See the Sights.
Once again, this was put off while I studied. Hopefully that can change again now that I am back to a regular schedule.

9. Style it.
I continued the Fashion Friday installment, but took a few weeks off for the bar. (This is getting redundant!) I plan to whip up some great new fashion posts in the month of August! Find my fashion inspiration here.

10. Save space.
No more major org projects will be done until we get settled in to our new place in September. I have purchased a few cool pieces at auctions recently and both of them will need a facelift. I will try to share those projects this month, if possible.

11. Slow down. & 12. Sleep more.
This wasn't exactly a "slow down and sleep" month, but I should be back to a normal-ish schedule this month and will put this back on the list of priorities.

Guest Post: A Big Sister's Take on Parenting

Poekitten asked for a slew of guest bloggers a while back and I offered my help. Of course, the reason for her absence was the birth of her little one, so she wanted the guest posts to be parenting themed. I thought about it for a minute and presented my angle: parenting from a big sister perspective. She loved the idea and I wrote it up!

Head over there, give her and the new family your love, and let me know what you think!
